The Process

I’ll meet with you to discuss your project and view your property/home. Together we can clarify your vision and create a plan to bring ideas to life. I will do a feasibility review to identify any possible issues with municipal bylaws, which may inform our path forward.

When we determine the extent of your building needs, I will provide you with a fee proposal. With a modest deposit in place, I can commence concept drawings and we will likely meet a few times to discuss, modify and dial-in the plans until we have exactly what you’re looking for.

When we have more-or-less settled on a design I develop the plans in more detail in order to apply for the building permit. At this stage, the services of consultants may be required, such as a land survey or an registered arborist, depending on your project. The typical time for developing plans to permit application is 2-4 months.

I can apply for the building permit on your behalf if you wish. I can also interact with your municipality for you, to safely navigate the dark and mysterious world of municipal bureaucracy! While your building permit is being processed, I will add further detail to the plans that will be issued for construction. The typical building permit processing time is 2-3 months.

When your building permit is issued, you or your builder will be free to start work. My role will be complete, but I will be available for consultation or to make any revisions to the plans that may be needed.
